Can you help us find suitable property on which to build our new home?
Yes. Having years of construction experience, Dave Reilly Enterprises can direct you to the best property to suit the needs of your proposed home building project. Dave knows exactly what to look for in a potential building site, and advises the customer so that they are able to make an informed decision prior to signing a land (or building lot) purchase agreement. Additionally, Dave will help to negotiate the very best price for the land, and then build the new home with enough immediate equity to allow room for the land price to be absorbed into the home construction mortgage.

What's involved in estimating the cost of our new home construction project?
Typically, the cost of constructing a new home is based upon total square footage. The final amount will naturally increase if the owner opts to include materials, fixtures, appliances, flooring, etc., that are "high end" or more expensive than builder's selection/grade that a base contract normally includes. Requesting amenities that go beyond the scope of standard home construction features can also ring up the overall cost of building a home. (i.e, Jacuzzi, hot tub, central air, etc.,) Other areas that can affect construction costs are unforeseen site conditions, such as excessive rock or swamp areas. For this reason, it is highly recommended that you seek out our expert advise prior to purchasing the property that you would like to construct your home on. If you have already made a land purchase and are wondering if the property is suitable, we can offer you a FREE honest appraisal of your current situation.

Will subdividing our property help to recapture some of our home building costs?
Yes. When there is sufficient acreage and road frontage available, subdivisions are truly an excellent way for a land owner to recapture some (if not all) of the costs involved in constructing a new home. Dave Reilly Enterprises is very familiar with the red tape involved in getting the necessary subdivision approvals through, and depending upon the parcel size and location, the land owner may be able to bank a sizable nest egg in addition to covering their initial land purchase and home construction costs. Please contact us to set up a free initial consultation to discuss the feasibility of subdividing your property.

Do you provide an engineer and/or architect?

Dave Reilly Enterprises recommends top-notch engineers and/or architects to customers who have not already secured such services. If we go on to build your home, the cost will be included in our total home construction price quote.

Estimating Construction Timeframes
How long will it take to build my new home? The actual schedule of completion for your specific project will vary based upon many factors including, but not limited to, size and degree of difficulty of the structure, site and weather conditions, material and contractor availability, crew sizes, effective scheduling and communication, the knowledge and experience of those managing the project, and perhaps most significantly, the number, timeliness, and complexity of the changes you will inevitably make to the original contract after construction has already begun. Read more...
